We will begin managing the property immediately upon signing a property management agreement. It may take 24 hours to have everything set up in our systems and sometimes it may take a couple days to get a property advertised for rent if some research and photography is needed. But our management of your property begins immediately.

There are a lot of factors that can affect how long it takes to find tenants. Our goal is to not miss any income for our sellers and so we aggressively advertise the property and work to have the property rented ASAP. Again, every property is different, but it usually takes less than 14 days to have a high-quality tenant signed to a new lease.

Tenants need to pay the application fee to help cover costs of credit checks and background checks. The fees stay with the firm to pay for these costs.

We use a price trend analysis that is a combination of resources to not only determine current market rent, but the trend of the market and help you maximize the rent value. These resources include but are not limited to a paid service we subscribe that helps analyze properties, to recent comparable leased properties, the multiple listing service and our decades of management experience.

We collect rent via a tenant online portal making it much easier for tenants to pay and pay on-time. Rents are due the 1st of each month. They will be considered late on the 6th of each month.

Yes, we can agree to make direct deposits to your preferred bank account. We use EFTs to make your investments easier for you.

Yes, we screen all the prospective tenants. We take this process very seriously and work hard to find the best tenant for your property. The screening process covers a variety of tests. These include criminal history, credit checks, and employment verification. The tests have been chosen to lower the risk of admitting problematic tenants.

Yes you can, but please call your insurance company let them know we are managing the property. Before starting to manage, we need to see proof of your insurance. Your insurance won't cover the tenants' personal belongings. That's why all our renters need to have adequate renters insurance. This greatly helps to solve emergency issues.

The tenant will need to pass the full screening and vetting process. Next they will need to pay the full security deposit. They also will need to show their proof of insurance. On move-in there will be a full move-in walk-through with the tenant. They will pay for the first months rent and then they will be given keys to move-in.

When a tenant moves out, we will conduct a full walk through of the property with photos and evaluate any damages and collect their keys. If any repairs item fall into the security deposit, the tenant will be charged for those repairs. If there are no repairs or after the evaluation is complete, the tenant will be given back their deposit or what is still available.

Inspections are done for move-in and move-outs. We also do twice a year inspections on each property. We can do more inspections more often if requested and terms agreed to by both property owner and House In Order.

This is a property specific, but most of the time, the utilities are in the tenants’ name and they will be responsible for turning them on. We will help provide them the information they need to get utilities started. Some properties may have certain utilities like trash and water that owners are paying for. We can set those up so that we will make those payments and have it deducted on the overall net proceeds.

The terms of the leases state what a tenant needs to do to pay on time. When they don’t, late fees will be assessed and communication attempts will be made to contact them. All rents and late fees must be paid ASAP. If they are not paid or other arrangements made, eviction proceedings will begin.

This area is a huge help for our clients. We will handle everything for you so that you do not have to deal with maintenance and repair issues. We have a great network of vendors that have provided great service for us and our clients and we use and leverage that to help you get the best turn times and prices possible.

You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses.

Allowing pets or not is your choice as the owner, but we will give you advice based on your property. You will not be obligated to allow pets. But being too strict on pets can seriously limit the amount of good tenants available. There will be pet deposits for tenants to have to pay as well. We will discuss what is right for your property on an individual basis.

We forbid smoking in all the rental properties. If we find evidence of smoking, then the tenants have to pay for any relevant damages.

No, not all. It means you have your freedom back. We take care of all the tasks, maintenance and not so fun issues, but we will always be working for you and working with you on your goals for your property. We will run new leases passed you and be your advocate.
