Is it possible to apply for a property that I haven't viewed?
Yes, it is possible. We highly recommend you try to visit in person, but we know many tenants are moving from out of state and it can be difficult to view in person. You should be aware that if you apply and sign a lease and pay your deposit, you can not get out of the lease should you arrive and decide it isn’t the right property for you.
How can I visit a property?
Setting up a visit is very easy. On our website, click tenants and then homes for rent. Next to each property is a big blue button that read Schedule Viewing. Click that button and it will allow you to make an appointment online.
Do I have to sign a lease?
Yes, you will sign a lease either electronically online or in-person. The majority of our properties come with a 12-month lease. You will always have a written lease.
What is your security deposit policy?
Security deposit equals to one and a half month’s rent. You need to pay the full amount before moving in. This is not for your first months rent or your last months rent. It is to be used as security for the owner in case of damages.
How do the rent payments work?
Your rent is due on the first day of every month. It will be considered late after the 5th of each month and a late fee will then be due. We ask that you make payments via the tenant portal system.

Please note that cash payments are not accepted due to security reasons.
When do you increase the rent?
Rent increases can happen after the lease term expiration. Rents cannot increase during the lease unless specified in the lease. Rent is not always increased. It would be determined by our analysis of the property and current market conditions and as well as property owner's requests.
What could I do to waive the late rent fees?
We are not able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws. That means we have to treat all tenants equally and abide by the leasing terms. To avoid late rent payments, pay by the 1st of each month and the 5th at the very latest.
What happens if I can't pay the rent on time?
Immediately call or email us. It is always helpful to know what is happening. Late rent fees will apply, but at least we know what is happening. Not communicating with the office can result in an eviction if 15 days late. Just call and discuss with us.
Am I allowed to have a roommate?
Yes, but every roommate needs to get approval. You can do this using a rental application form. After filling out the form, pay the application fee, and wait for the screening results. Just having the person move in without getting approval, violates the lease and could lead to termination.
What kind of situations are emergencies?
Emergencies threaten human lives and/or cause property major damage. For example, a burst pipe flooding the home, unwanted fires of any kind and a broken heater during the cold season are definitely emergencies. Normal repair issues that do not threaten life or major property are not emergencies.
What's the pet policy?
The pet policy depends on the terms in each specific property and each lease agreement. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms. Adding a pet without approval is a violation of the lease and can result in fines and eviction.
Can I change the locks?
No, you may not change locks. Doing so would violate the lease agreement terms. It's possible to install new locks, but you must request it. There will be a fee associated in doing so, but it can be done in most instances.
Can managers and staff enter my home when I'm not there?
For emergencies, landlords can enter the home without notice. However, we will always notify you ahead of time in non-emergencies and maintenance issues. Regular maintenance is preferably carried out when you are home. But sometimes schedules do not allow for this. We will do our best to work with you and contractors schedules.
Do I need renters insurance?
Yes, all the tenants need to have renters insurance before moving in. You have to show a renters insurance confirmation before getting the keys. We have several easy options to help you obtain renters insurance.
